Rules, Guides, and Expectations

  • Noise Levels: Quiet hours are from 10:00 PM to 8:00 AM.
  •  Smoking Policy: No smoking on the premises.
  • Pet Policy: Pets are allowed only if pre-approved in your lease.
  • Occupancy Limits: Please adhere to the number stated in the lease.
  • Trash and Recycling: Bins are stored in the backyard. Place them at the curb Monday evening and return them to the backyard by end of day Tuesday. Keep all trash inside the bins—do not leave bags or items outside the containers. Failure to return bins promptly may result in HOA fines.
  • Parking: One car per person as stated in the lease.
  • Guests: No guests may stay unless prior approval is obtained.
  • Fire Exinguisher is located under kitchen sink.
  • Washer/Dryer: Clean the lint trap after every load. This is for both the built-in lint trap in the dryer and the wall-mounted lint trap. See the video below on how to do this.
  • Heating and Cooling Systems: Thermostat pre-set for heat 68-78 degrees.
  • Cleaning Expectations: Ensure no garbage is left outside; dishes should be cleaned and put away; strip beds, leave linens on the bedroom floor.

  • Security System: Door code texted before arrival. Contact us if not received. This property is
    equipped with exterior video surveillance systems for the safety and security of all occupants
    and the premises. Video recording is limited to outdoor areas only.
  • Pool: Do not touch any of the pool equipment. See the image below for the fill line in the pool. Please keep the pool to the fill line, so fill about every 2 to 3 days as needed. Pool maintenance is done on Thursday.

Thank you for your stay! Before you leave, please take a moment to complete the following steps to help us prepare for the next guests.

General Cleaning & Organization

  • Thermostat – Set to [summer: 78°F | winter: 70°F]
  • Dishes – Run the dishwasher and leave dishes clean
  • Towels & Sheets – Strip used linens and place them in [bathtub/laundry basketwasher]
  • Trash & Recycling – Take out all trash, including bathroom and kitchen bins
  • Food & Personal Items – Remove all food from the fridge, freezer, and pantry
  • Furniture & Decor – Return any moved furniture to its original position
  • Windows & Doors – Close all windows, blinds, and lock all doors

 

Final Walkthrough & Safety

  • Check for Personal Belongings – Look under beds, in drawers, and behind furniture
  • Lights & Electronics – Turn off all lights, TVs, and small appliances (except the fridge)
  • Keys & Garage Remote – Return keys/remotes to [designated spot]
  • Secure the Property – Lock all doors and windows
  • Streaming Services – Log out of all streaming accounts (e.g., Netflix, Hulu, Prime) on the TV

Pool rules and guidelines

The pool gets cleaned every Thursday around 8:30am to 3pm, unless Hugo is on vacation. Before Hugo comes, please do the following:

  1. Ensure all pets are inside.
  2. All pool toys are removed from the pool.
  3. The area immediately around the pool clear of an toys or items

 

Some other items to be aware of:

  1. Do not hang towels on furniture. There are 3 plastic towel hangers outside.
  2. Do not touch any of the pool’s equipment on the side of the house. All adjustments are made by Hugo.
  3. Pool does not need to get covered until November/December timeframe. Hugo will advise on this.
  • Fill to this line

    The pool water level must be at the line shown in the image below. On the water spigot there is a timer. Tyically it takes about 45 minutes or so to fill depending on the water level. When you finish please shut off the main water just in case.

When and how to fill the pool

LG TV with soundbar

Turning On

Press POWER on the LG TV remote. The TV and soundbar should turn on together. Sound comes through the soundbar automatically.

Volume

Use only the LG TV remote for volume and mute. No need for the soundbar remote.

Streaming

Press Home on the LG TV remote, select an app (Netflix, Hulu, YouTube, etc.), and navigate using the arrow keys.

 

Changing Inputs

Press the Input button on the LG TV remote. Select the HDMI port or app you need. You usually won’t need to do this.

 

Voice Control

Press and hold the microphone button on the LG remote to use Alexa or LG ThinQ voice commands.

Troubleshooting

  1. No sound from soundbar? Make sure volume is Then go to Settings, Sound, Sound Out — select HDMI ARC or Soundbar.
  2. Soundbar didn’t turn on? Press Power on the soundbar itself or its remote once, then use the TV remote as
  3. Sound is out of sync? Go to Settings, Sound, AV Sync Adjustment and nudge the slider until it matches.
  4. Still not working? Turn TV off, wait 10 seconds, turn it back on. Fixes it almost every

Good to Know

One remote does almost everything. The soundbar remote is just a backup. HDMI eARC keeps everything connected — no extra setup needed.

LG Channels

These are free streaming channels built right into the TV. No antenna or subscription needed, just an internet connection. They include news, sports, movies, and more, similar to Pluto TV or Tubi.

To access them, press Home, then open the Live TV app. The LG Channels will show up alongside any antenna channels in the channel guide. You can scroll through them or use the channel up/down buttons to browse.

Dryer

Lint traps

This dryer has two lint traps: one built into the dryer itself and a second mounted on the wall behind the unit. Please clean both traps before each use to ensure optimal drying performance. The video below demonstrates how to empty each one. Please use caution when opening the wall-mounted trap, as it can fall behind the dryer.
